The law for home inspectors at a minimum requires home inspectors to be licensed, keep up with regular continuing education, and to carry a minimum insurance of $100,000. 

 

White Glove puts a strong emphasis on keeping up with our licensing requirements and CE with expectations for training that surpasses the state of Illinois requirments.  White Glove also carries over $2Million in insurance coverage for your protection.

Being licensed and insured is not enough! Your inspector needs to be investing in themselves and keeping up with their training. White Glove has made sure that all members of our home inspection team are a part of InterNACHI or ASHI as a Certified Professional Inspector or as a Certified Master Inspector. Both of these associations work to set a higher standard for inspectors to aim for in providing excellent service to customers.

 

Additionally, White Glove will require special training, certification, and licensing of our inspector team to make sure that they are keeping up with our requirements of a superior inspection and keeping up with the changes within the industry. As the technology of home building evolves to keep up with our modern world, or inspectors are required to keep up in their knowledge of those changes.  We invest in our team to make sure YOU have the best inspector.

Responsive and Accessible Inspectors

Our inspection team takes a lot of pride in the services they provide to their clients. One key part of that is making sure that our inspectors are available to you and responsive to your questions. During a White Glove Building Inspections, Inc. inspection, it is common and encouraged that you attend and be present while the inspection is taking place. This is your best opportunity to learn about your new home. Items to keep in mind as you negotiate now, items to put on your honey-do list, and long term maintance as you live in your home. Our inspectors also make sure to provide you with information in easy-to-understand terms that everyone can use and understand. Yes, what we do can be technical, but we will make sure to explain it for the everyman. 

After the home inspection, you are also able to reach back out for additional information and clarification. Your inspector will be happy to follow up and answer any of your technical questions.  Our client care coordinators are also highly trained and always able to provide additional insight, as well as provide you with the information you need to provide further clarification you need or next steps on your home inspection journey. 

Thoroughness

Not all home inspectors approach an inspection in the same way. In Illinois the SOP of an inspection uses the term of a "Representative number" when it comes to the level of thoroughness a home inspector is required to follow during the inspection. In short, if an inspector walks into a home and in each room he enters, he can check one window to make sure it opens, closes, locks, etc. Even if one room has 10 windows and the next room has 2, all the inspector has to look at is that representative number.  A home inspector can also simply "observe" the attic or crawl space from the entry.  It is also acceptable that an inspector "inspect" the roof from the ground with a pair of binoculars, even when it's a single-story home with a minimal pitch roof that is easily walkable.

 

The White Glove team feels that this is not what the client expects from us and is not the true intention of an inspection. As such, White Glove goes above and beyond the minimum standard. Our inspector will walk the roof, crawl in the crawlspace, go into the attic, open up electrical panels, look at and run short cycles on appliances, including drone and thermal inspection and visual mold inspection, going beyond the minimum of a “representative number” and physically checking as many things as the inspector can reach and touch.

Just keep in mind that the inspection still has to be safe for the inspector and their equipment. As long as it is safe and within the scope of an inspection, our inspector will make every effort they can to provide the most thorough inspection possible.

White Glove Building Inspections, Inc., has been serving Chicago and the greater Chicagoland area for over 35 years.  The owner started in real estate in the 80's, and White Glove was officially founded in 1990. Since our founding, White Glove has evolved as the real estate industry has needed and demanded from our team.

As an industry, home inspections only started as a norm in the mid 80s. Since then, the White Glove team has also been an industry leader in shaping the industry.  The team worked with the state in setting up the standards for licensing when licensing was introduced in 2003, and again assisted with changes in the law when it sunset and was renewed in 2022 by serving on the review board.

Experience also speaks to specialization. If you are looking to do a special service, such as phase inspection for new construction, commercial inspections, or specialty consultation, work experience counts. While home inspectors have regulations and licensing requirements, many specializations require little to no additional training. One example is commercial properties; there are no requirements in Illinois for an inspector to be able to claim they are a commercial inspector.  Or new construction, new construction gets rolled into the same category as traditional inspection, and does not take into account that contractor or other relevant training is needed in order to inspect a brand new construction home. That is just two examples of a disconnect within the real estate system. So, asking direct questions about their level of experience is going to be key in selecting your inspector.

Sample Inspection Report

Any good home inspector should make a sample inspection report available to review.  You can check ours out here.  At the end of the inspection, you are paying first for the professional skills and opinions of the inspector, but the final product and the tool you need is the report. This is what you will use to work with your real estate agent and attorney as you negotiate your purchase.  This is also the tool you will use to put together your repair list and for future maintenance of the property.

Not every report is made equal. Just like with the scope of the inspection, a report can be a very simple 10-20 page document.  A simple checklist report going over the absolute basics fits the Illinois standards of a home inspection report. Our reports are highly detailed and information-rich. The report goes over the good, the bad, and the ugly. Full of pictures, diagrams, and maintenace recomindations and tips. Its not uncommon to see a report at 75 pages. And this should be expected given that homes have dozens of systems and potentially thousands of different components that make up how it will work and function for you and your family.

Uninterested Third Party

When it comes to your purchase, you want to make sure that everyone you choose to work with you is there for you and to provide you with the best service possible. This is especially key with your home inspector. White Glove takes extra steps in making sure that we remain a uninterested third party while we provide your inspection.  The only person we are there for is you and our only goal is to provide you with a top-notch inspection. That means that we work in collaboration with your agent in making sure that access for the inspection is coordinated and that anything you need completed during the inspection is done on your behalf.

We do remain mindful of the fact that you are the client.  We do not review our findings of the inspection with the homeowner or the selling side. We only review your inspection with your real estate agent, whom you have given us authorization to work with, to make sure that you get what you need.  We are not going to smooth out rough edges to make the real estate transaction smoother or amend a report because someone has promised that a repair will be done, "So let's make sure the report reflects that repair to make things easier."  Sadly, this has been directly asked of us in the past, and so we broadcast that our only concern is to be your inspector and provide you with an unbiased opinion of the home.  We don't have an investment in the property or a commission. As suc,h we remain a neutral advocate for you, the buyer/client.
