On inspection day, buyers want candid answers and sellers want validation. While sellers legally own the home until closing and may stay, most professionals advise stepping out. Here’s why.


Sellers May Stay—But Usually Shouldn’t

Illinois law lets sellers remain during an inspection, yet agents, attorneys and inspectors typically suggest leaving. Doing so:


  • Encourages open buyer questions and honest inspector feedback

  • Lets inspectors work efficiently and objectively

  • Lowers the risk of tense confrontations

  • Reduces future disclosure liability


Think of the inspection like a medical exam—the “patient” (buyer) deserves privacy with the professional.


When a Brief Seller Visit Helps

Complex properties sometimes require a quick owner walkthrough—about ten minutes—to point out:


  • Private wells or water-treatment systems

  • Septic or advanced wastewater equipment

  • Pools

  • Radiant floor heating or multi-zone boilers

  • Whole-house generators or solar batteries

  • Any personal property or specialized equipment that stays


After this overview, the seller should depart.

  • Keep comments factual and brief—inspections aren’t negotiations

  • Give the inspector and buyer room to work and speak privately

  • Provide service records, warranties and manuals

  • Identify specialty controls, off-limit equipment and document locations

  • Clear access to the attic, electrical panel, furnace, water heater and crawlspace

  • Unlock gates, garages and outbuildings

  • Leave a cheat sheet with system ages, shut-offs and upgrades

  • Secure or remove valuables

  • Plan to be away for three to four hours

  • Arrive on time and follow the inspector

  • Bring a notepad, tape measure and camera

  • Ask about system life expectancies and maintenance

  • Stay courteous—sellers may be sentimental
