Step outside after a storm and listen. The water rushing through gutters or pooling on a soggy lawn reveals how well your property manages moisture. When grading and drainage work, rain moves away and disappears. When they fail, basement dampness, musty odors and foundation cracks follow.
A good rule of thumb for grading requirements around the perimeter of a foundation is a 6-inch drop in elevation in the first 10 feet out from the foundation. Even a slight slope toward your house can send hundreds of gallons of water to the footing and force moisture through hidden cracks.

Some towns and villages require downspout or sump discharge to "run over at least 20 feet of vegetation" so the soil can absorb it.

Left unchecked, saturated soil swells and pushes against foundation walls, cracking concrete and causing settlement.
