A Home Inspection Includes...

White Glove inspects the components of the home for condition, approximate age/lifespan, safety, maintenance, and efficiency. Our services include, but are not limited to:

The inspection of the exterior includes:

Foundation, exterior walls, brick, siding, windows, doors, trim, roof flashings, chimney, roof drainage, soffits, fascia, entry, landings, deck, walkways, driveways, garages, and grading.

E.I.F.S. (Exterior Insulation Finishing System, also known as Dryvit or synthetic stucco) is also something we inspect. This is a separate inspection and an additional fee, but often is critical to maintenance and should be done on a regular, recurring basis.

The interior inspection covers:

Wall and floor framing, building structure, attic venting and insulation, basement and crawlspaces, heating and cooling systems, electrical systems, plumbing systems, sump and ejector pumps, water heater, gas leak detection, carbon monoxide detection, walls, ceilings, floors, appliances, and fixtures.

Pre-closing punch list:

At the time of a pre-closing walkthrough it is easy to miss items because of the overwhelming desire to move in. Allow us to do the looking for you!

Phased house and site inspections for a professional home builder:

We can provide a second pair of eyes to alert the home builder of potential problems to improve quality — remember, "an ounce of prevention is worth a pound of cure."

One year warranty inspections:

Typically a new home sale includes a one year warrant whereby the builder will correct any problems found within the first year of ownership of a new home. It is always wise to have an inspection before the year expires to determine if something does need repair — don't get"stuck" with maintenance bill later when the warranty has run out!

Reinspections

Once an inspection is completed, we are available to come back (at a reduced rate) to make sure repairs were properly made. This provides you with assurance that items noted in the report were repaired correctly, and further protects your investment and home from future damage resulting from improper repair.

A Commercial Inspection Includes...

A commercial inspection is a top-to-bottom review of the building's basic workings. We base our assessment on your scope and needs. Generally, our Property Condition Assessment (PCA) includes review of: roof condition, exterior finishes, foundations and framing, walls, floors, doors and windows, paving, curbing, parking, interior finishes, heating, plumbing, electrical systems, zoning—limited, life safety. We provide an easy-to-read and customized Property Condition Report (PCR) for all our inspections. You can expect your report within 3 business days after the inspection. Our reports are both checklist and narrative in format.

With over 20 years commercial construction experience, we inspect all types of commercial properties:

Metal (Butler-type), Block and Steel Buildings—

Warehouses and manufacturing with office space
Automotive dealerships/office buildings/manufacturers and warehouses/strip malls

Wood/Steel Frame Construction—

Retail, residential, restaurant and motel complexes

Wood Frame/Block Construction—

Strip malls

Stone Construction—

Church complexes

General Exclusions: Reporting on subterranean conditions such as underground utilities, sewage, disposal systems, wells, tanks, etc., are excluded. White Glove offers two inspection packages—a Basic PCA and a Premium PCA. We would be pleased to discuss your commercial inspection needs and what package would best meet them.
